The festivities will start on Monday, April 13th, the day after the conclusion of The Masters in nearby Augusta, Georgia. The first round of play starts on Thursday April 16th and concludes on Sunday April 19th.

Here’s a good preventative checklist that can help you to avoid bigger problems later when buying a new home:

 

Heating System
  • Check filters every month.
  • Have annual system maintenance service done one month before the heating season.

           

Electrical System
  • To prevent power outages, limit the number of appliances plugged into one circuit. 

           

Air Conditioning
  • Check filters every month.
  • Have annual system maintenance service done one month before the air-conditioning season begins.
  • Keep the condensing unit free of debris.

           

Microwave
  • Do not use pans or dishes that are metal or have metallic trim.
  • Only use mild soap and/or baking soda to clean the interior.  Abrasive cleaners or scouring pads can damage the lining.

           

Refrigerator
  • Clean the interior shelves, shell and gaskets every three months.
  • Once a year, clean the coils on the back or underneath.

           

Range/Oven
  • To avoid damaging the burners, do not use extra-large/heavy cooking pots and pans.
  • If you have a self-cleaning oven, do not use any other method to clean it.

           

Dishwasher
  • Mineral deposits on the heating elements can be cleaned with vinegar.
  • Be sure dishes don’t block or damage the spray arm.

           

Garbage disposal
  • To clean the disposal, push a full tray of ice cubes through it while running cold water.
  • Always remember to run water during use and for at least 2 minutes after you finish.  This prevents stoppages.

           

Washer/Dryer
  • Clean the lint screen after each load of clothes has been dried and the unit is empty.

           

Trash Compactor
  • Replace the deodorant supply regularly to prevent odors.

An escrow account is a neutral depository held by your lender for funds that will be used to pay expenses incurred by the property, such as taxes, assessments, property insurance, or mortgage insurance premiums which fall due in the future.  You will pay one-twelfth of the annual amount of these bills each month with your regular mortgage payment.  When the bills fall due the lender pays them from the special account.  At closing, it may be necessary to pay enough into the account to cover these amounts for several months so that funds will be available to pay the bills as they fall due.

When you purchase a resale home, you can purchase warranties that will protect you against most ordinary flaws and breakdowns for at least the first year of occupancy.  The warranty may be offered by either the Seller, as part of the overall package, or by the Realtor.  Even with a warranty, you should have the home carefully inspected before you purchase it.

  

A home warranty program will give you peace of mind, knowing that the major covered components in your home will be repaired if necessary.  Ask me for more details about home warrant packages.

When you purchase a newly built home, the builder usually offers some sort of full or limited warranty on things such as the quality of design, materials, and workmanship.  These warranties are usually for a period of one-year from the purchase of the home.

 

At closing, the builder will assign to you the manufacturer’s warranties that were provided to the builder for materials, appliances, fixtures, etc.  For example, if your dishwasher were to become faulty within one year from the purchase of your newly built home, you would call the manufacturer of the dishwasher – not the builder.

 

If the homebuilder does not offer a warranty, BE SURE TO ASK WHY!

When applying for a Real Estate Loan

The State of the Real Estate Market in the Hilton Head/Bluffton Area of South Carolina

When asked what is the current weather in the United States, if one answers 70 degrees and cloudy, that does not adequately answer the question. Why? Because it may be sunny and 90 degrees in Miami and 10 degrees and snowing in Minneapolis. Likewise, stating the condition of the real estate market in the United States, does not answer the question “how is the market here in the Lowcountry?”. The state of the weather and the state of the real estate market are both local phenomena. Just as a storm raging in the Midwest may dissipate before reaching the East Coast, the current mortgage industry problems in one part of the country may affect another part of the country differently.

Let’s consider the state of the market in the Hilton Head/Bluffton area. The current number of active listings in our local MLS (Multiple Listing Service) stands at about 6,500. That includes homes, villas, lots and boat slips. That is approximately double the number of listings that we had 2 years ago. Our current average sales price is down somewhere between 20% and 30% (depending on the type of property and the area). We are all hearing in the news about the soaring rate of foreclosures. According to the Island Packet ( Sunday, May 18, 2008 ) foreclosures nationally are up 112% from last year. The national average is that one in every 529 houses is currently in foreclosure. Unfortunately, in Chatham County GA (Savannah area) the number is one in every 233 houses. But in Beaufort County, SC the figure is one in every 1,117 houses! It should also be noted that this statistic is for all of Beaufort County, not just south of the Broad River (Hilton Head and Bluffton). In that our area is the more affluent part of our county, it is likely that our foreclosure statistics are better than those of the whole county.

What does all of this really mean? Thirty year fixed rate mortgages are at about a 30 year historic low at approximately at 6%. Please see the enclosed graph entitled “30-Year Fixed Mortgage Rates National Yearly Averages” which was prepared by Wells Fargo Home Mortgages. Today there are twice as many properties to choose from than 2 years ago and the prices are down at least 20% from 2006. In spite of the fact that the media is bombarding us with national news about the “Real Estate Crisis”, THIS IS A GOOD TIME TO BUY REAL ESTATE IN THIS AREA!

Some people say that we have another 10% drop ahead of us before our market will start to recover. Let’s suppose that this is true. We are all aware that there is fear of inflation now as a result of the soaring fuel and food prices. This could logically cause a rise in our historically low mortgage rates in the next year. So let’s see what happens if one year from today real estate prices are 10% lower and interest rates are 1% higher. We will use for our example a home that can be bought today for $500,000. At 80% loan to value, 30 year fixed rate financing, the monthly payment principal and interest payment would be $2,400. If the house could be bought next year at 10% less, that would be a purchase price of $450,000. At 7% an 80% loan to value, 30 year fixed rate mortgage payment would be $2,394 per month. Today there are many great choices in our area of listed properties. Does it make sense to wait a year to save $6 per month on your mortgage? Of course not.

There is a rule of thumb in the real estate industry called the pending ratio. It states that if the pending ratio is above 20%, it is a sellers market. If below 20%, it is a buyers market. The ratio is calculated by taking the number of current listings in an area or type of property and adding to it the number of pending sales. Then divide that number into the number of pending sales. What this ratio really tells you is the percentage of all those properties that could be bought that are currently under contract. The following chart shows the pending ratio of the major subdivisions in our market area. This gives you a frame of reference for the relative strength of the market in some of our major areas.
